17.48.010 - Purpose.

A.

The purpose of the C-1 commercial zone is to provide suitable areas for the location of the various types of commercial activity needed to serve the people and commerce of the county.

B.

The C-1 commercial zone provides, in addition to the convenience goods, a wider range of facilities for the sale of retail goods and personal services for the neighborhood and major segments of the community.

17.48.020 - Site development standards.

Site development standards for the C-l zone are as follows:

A.

Minimum lot area: none;

B.

Minimum lot width: none;

C.

Minimum yard setbacks:

1.

Front: thirty (30) feet,

2.

Side: none, except as required by the Uniform Building Code and as allowed by the planning commission,

3.

Side facing street on corner lot: twenty (20) feet,

4.

Rear: none, except as required by the Uniform Building Code and as allowed by the planning commission;

D.

Building height:

1.

Minimum: one story,

2.

Maximum: none;

E.

Planning commission must approve a site plan for any development in the C-1 zone, prior to a building permit being issued;

F.

Meaningful landscaping of not less than ten (10) percent of the lot area shall be required in the C-1 zone;

G.

Curb and gutter shall be required in commercial developments requiring site plan approval from the planning commission in accordance with Section 17.116.230;

H.

Off-street parking as required herein.

17.48.030 - Sign regulations.

The height, size and location of the permitted signs shall be in accordance with the regulations set forth in Chapter 17.100.

17.48.040 - Special regulations.

Hereinafter, specified permitted and conditional uses shall be permitted only when the following conditions are complied with:

A.

All manufacturing shall be done within a completely enclosed building.

B.

All uses shall be free from objection because of odor, dust, smoke or noise.

17.48.050 - Uses.

In the following list of possible uses, those designated in any zone as "P" will be a permitted use. Uses designated as "C" will be allowed only when authorized by a conditional use permit obtained as provided in Chapter 17.76. Uses not designated "P" or "C" will not be allowed in the C-1 zone.
